Income Qualification Limits
Income-Restricted Housing Program Requirements
Not all available units participate in low-income housing programs. Before submitting an application, please verify that the property you are interested in is part of the income-restricted program.
To qualify for an income-restricted unit, applicants must meet specific income eligibility requirements. Tuscan Sun Property Management will verify and certify that your household income and assets meet the program guidelines.
Residents are required to provide updated income information annually, using forms supplied by management. Maximum allowable rent, which includes a utility allowance determined by the City of Redding, will also be reviewed and updated each year. Continued participation in the program requires annual recertification, and tenants may be subject to random audits. Compliance with all program rules and requirements is mandatory and will be part of your lease term. Non-compliance may result in rent increases and/or notice to vacate the premises.
Occupancy standards apply based on unit size. For example, a two-bedroom unit requires a minimum of two occupants.
After submitting an online application, additional required documents will be emailed to you and must be completed and returned before the screening process can begin. Paper applications and all required forms are also available at our office, and downloadable PDF forms can be found at the bottom of this page.

You will be required to provide the following information to back your income sources:
- Employment Information- Current Employer contact information as well as 3 months of current Paystubs/ earning statements.
- Bank Statements- 3 months worth of bank statements showing deposit history from all bank accounts including but not limited to paypal, cashapp, apple cash, venmo or any other social payment app in which you receive money.
- Self Employed individuals- Last 2 years full tax returns all pages and 6 months’ worth of bank statements
- Unemployment Benefits – Please provide your award letter.
- Retirement Benefit- (if applicable) Statement or award letter showing monthly payout.
Please note: You must requalify for this program annually. You will be required to provide the above information, and complete the forms below, each year to continue to be part of this program.
You will be required to complete all Affordable Housing Forms before your application is considered.
