Applicants

Tuscan Sun Property Management only rents through our website and in person in our office. Applications are not accepted through Zillow or any other source. We do not list through Craigslist or Facebook Market Place.

Always be prepared to pay a deposit in certified funds. We never ask for payment through Zelle, Cashapp or Venmo.

 

Please be prepared to pay the application fee of $40.00 as outlined in the property listing. In addition to filling out a rental application, you will also be required to provide a copy of a valid form of government issued identification and proof of income. To complete this rental application, you must be prepared to provide 5 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that we require that applicant combined gross income is at least three (3) times the monthly rent amount.

When filling out the application, applicant understands and agrees that the application to rent only and does not guarantee that applicant will be offered the premises.

Please allow 2-3 business days for processing your application, more time may be needed if references are slow to respond to our inquiry or if it is an affordable housing application. In most cases, the property owner makes the final decision on your application. Tuscan Sun gathers the information, verifies it and then contacts the owner for approval or denial (this can take additional time).

Roommate Add On

If you are looking to be added as a tenant to a current lease. Please contact the office and provide us with your email address. We will send you a link to apply as a roommate for the home you wish to have your application added.

Information Required for Application


  • Completed Application for all occupants over 18 years of age
  • Processing Fee of $40 for all Applicants, this fee is good for 60 days for any property (via cash/check if submitted in office)
  • Current Valid Government Issued Photo Identification
  • Verifiable rental history of at least 5 years from unbiased (non-family or friend) references
  • Verification of income that is three times the amount of rent. Have been employed with same employer for a year or longer. If self-employed submit current tax return with one year of bank statements showing deposits or current paystubs. If you just started a new job submit a hire letter on company letterhead.
  • If you have a pet, provide a picture and current proof of rabies vaccination **PLEASE SEE PET POLICY BELOW**
  • If you have an emotional support animal, supply proper documentation, photo of animal, proof of current rabies vaccination, and must have our form signed by their health provider prior to approval
  • If you have a service animal, provide a picture of your animal and up to date proof of rabies vaccination


Guarantor (Cosigner): If management determines that your application does NOT meet all the above requirements, they may request a guarantor. Not all property owners take Guarantors. Guarantor must complete an application and provide the above required information. Guarantors must be a California resident, have a credit score of 750 or higher, currently employed with verifiable income. *Guarantor agreement is for the length of the tenancy and is a guarantor for the unit NOT an individual.


We do not accept applications via fax or email due to a processing fee must accompany the application. Applications can be walked into our office with payment or completed online.

Pet Policy

If the unit you apply for considers pets, there is an additional $250 deposit for a cat and $500 deposit for a dog or maximum allowed by Calif. Civil Code. You must submit a picture of your pet along with proof of current rabies vaccination with your application. If you have a service animal /emotional support animal see “required information” above. 


The following dog breeds are unacceptable and will not be permitted at the Leased Premises:


  • Akita                               
  • Chow                                                             
  • Doberman Pinscher                                  
  • German Shepherd                                    
  • Rottweiler                                                    
  • Wolf Hybrid

                                         

Pit Bull breeds including, but not limited to:


  • Presa Canario
  • Pit Bull Terrier
  • Staffordshire Bull Terrier
  • English Bull Terrier
  • American Staffordshire Terrier

Reasons for Denial

If after making a good faith effort and are unable to verify the above information. 

Or; Eviction(s) under ten (10) years. 

Or; Poor credit, no credit, collections, late payments, returned checks or judgments on your credit history.

Or; Lack of or Negative Rental References. 

Or; Has balance owing to Landlord/ Past Landlord

Or, Does not meet 3 x’s the rent gross monthly for combined household income.

Or; Lack of verifiable income. 

Or; Lack of length of employment 

Or; you have misrepresented any information on your application. 

Application Approval

Upon approval of your application, you must pay a non-refundable Good faith deposit that is at least half of the requested Security Deposit, with a cashier’s check or money order only, to place a hold on the property. 


The good faith holding deposit must be paid within 24-hours of approval, or we will move forward with the next applicant in line. After the good faith deposit is received, you must take possession within 14 days of receipt of Good Faith Deposit or unit readiness, if unit is not currently ready.
